H & S – The Construction (Design & Management) Regulations
These cover issues concerning the management of Health & Safety required on construction sites. These Regulations place obligations on a client commissioning building works, which include, amongst others, a duty to appoint a Principle Designer and Principle Contractor on projects with more than one contractor, regardless if it is “notifiable” to the Health and Safety Executive (HSE).
A project is deemed to be notifiable to the HSE, that is, where construction work is expected to involve more than 30 working days and have more than 20 workers working simultaneously at any point in the project, or is of shorter duration but expected to involve more than 500 person days. In both scenarios, it is important that the client can show, in the event of an accident, that he or she has encouraged impartial competent and sufficient resources for the role of Principle Designer. Arguably the contractor is not suitable for the role in that he has a vested interest to minimise costs and time, which might be to the detriment of Health & Safety. Final account

We will also negotiate the final account so that it is fair and reasonable.

Dilapidations on existing
As you terminate your existing lease, either via lease end or break clause, there will be a liability for dilapidations, to be negotiated and agreed, with the Landlord. Our Building Surveyors have specific expertise in this process and can negotiate this on your behalf to mitigate costs.
